When designing our home I knew the final product will be the result of our needs and wants with the approach to attract future buyers for resale. We have talked and thought about this extensively, and I am clear on how to satisfy our needs as well as design a beautiful home I will sure to resale fast!</span></p>
<p><span style="color: #262626; font-family: ArialMT; font-size: 17px; line-height: 21px;"></p>
<p>I have found out over the years my love for new construction has drawn out my intense passion and strong will.<span> </span>I guess that is the Scorpio in me.<span> </span>This passion and strong will has made this personal process a lot of fun for me.<span> </span>It has also brought to me the realization that I want to continue to help others with their own personal process of designing and building their dream home.</span><br />
<span style="color: #262626; font-family: ArialMT; font-size: 17px; line-height: 21px;">I decided to break down our design features below in sections so you can get a better appreciation and understanding of what all goes into designing a custom home.</span></p>
<h1><span style="color: #262626;"><strong><span style="font-size: 20px;">The Flow and Function of Our Home</span></strong></span></h1>
<p><span style="font-size: 17pt; color: #262626;"><span style="font-family: ArialMT;">Once my husband and I decided on what it would take to make this home ours, the sketchpad came out. We sketched out a design with the following in mind: We wanted the kitchen, dinning and main living/family room to be one BIG room.</span><span style="font-family: ArialMT;"> </span><span style="font-family: ArialMT;">I have seen this set-up in other homes and absolutely love it! We wanted the master-bed on the main level with one other bedroom, which would serve as both an attached guest suite and a home office.</span><span style="font-family: ArialMT;"> </span><span style="font-family: ArialMT;">We wanted this suite to have a full bath, a garage and a separate entry. For the up-stairs we wanted to keep it pretty simple with 2 beds 2 baths and a closed in game-room (for noise separation). We wanted a three-car garage with extra guest parking. For the yard we wanted a beautiful pool with spa designed within the home structure providing privacy from the neighbors and golfers.</span><span style="font-family: ArialMT;"> </span><span style="font-family: ArialMT;">Although I am a huge fan of clean lines the last feature I wanted was a curved hallway to connect our lower level. We handed these ideas and sketches over to our architect and below are a few pictures of what he came up with.</span></span><br />

<p><span style="font-family: ArialMT;">The architect we decided to go with is one of the most creative persons I have ever come across. He is not only an artist but also a writer. He named the first drawing for our home “Marotz Manor”. Not knowing what the word manor truly means I looked it up and found out it means “the lords mansion”.</span><span style="font-family: ArialMT;"> </span><span style="font-family: ArialMT;font-size: 17px; line-height: 21px;">Not that I think I am a lord or that our home will be a mansion but I will tell you his love, passion and unique approach for what he does makes you appreciate and recognize the true art it takes to design and build a home.</span></p>
<p><BR><BR><span style="color: #262626; font-family: ArialMT; font-size: 17px; line-height: 21px;">After what felt like more than 20 changes, tons of patience and 6 months later we have our final plans.<span> </span>Our home is a unique design and I absolutely love it!! Below are a few p</span><span style="color: #262626; font-size: 17px; line-height: 21px;"><span style="font-size: 13pt; font-family: ArialMT; color: #262626;">ictures of our floor-plan. 			<content:encoded><![CDATA[<p>Back in January 2011 my husband and I purchased a residential lot located at 835 Sunfish in Lakeway, Texas. We had been dreaming and designing our own personal masterpiece for 6 years now and this purchase was one step closer to making that dream come true. Today is August 30, 2011 and last Friday we received the second draft to our architectural plans. I have been amazed at what goes into this entire process so I decided to begin this blog to share our experience with others. I also wanted some sort of documentation to remind myself of the many little components it takes to construct a home. I invite you to join me on this amazing journey and would like to begin by describing the search and purchase of our home-site.<br />
Our Lot Search and Purchase:</p>
<p>My husband and I are Real Estate Brokers. He handles the commercial side and I the residential. Our office is located on Ranch Road 620 in Bee Cave, Texas-just past the Lakeway city limits.  Once we decided to pull the trigger and build our home we began the search for our lot.  Our criteria were derived from several factors. The first was based off of our sphere-of-influence/office location-where we have the most contacts for our referral-based business. Second was the elementary school in which the school age residents would attend. The third factor was the lot topography. I wanted trees, at least a third of an acre and because we are building on a tight budget a reasonably flat home-site.</p>
<p>Throughout our search we made several offers but none worked out. Being in the business you find out when offers don’t work out it is because there is something bigger and better around the corner. That statement could not have been made more true for us. Finally after almost a year of searching I found our lot! It had all of our criteria plus some. It is reasonably flat, .34 acres, priced within reach, our kids would stay at Serene Hills elementary, large trees and for the icing on the cake it backed to the Live Oak Golf Course. After I walked this lot I called my hubby on the way home and shared “I found our lot! I am headed home now to write up the offer. I will email it to you. Bring it home so we can sign and submit”.  And we did just that, wrote it up, signed and submitted the next day. Our offer was countered, but within reach of our price so we accepted and closed within a few weeks. It took every penny we had saved, but it was done! We owned the lot and we were one step closer to building our home!</p>

			<content:encoded><![CDATA[<p>This weekend Harmony Marotz, Eco-Broker with <a href="http://.www.marotzrealty.com/">Marotz Realty Partners</a>, along with one of the areas best green homebuilder, hosted a “Dirty Boots Tour” in the Falconhead subdivision of Austin, Texas. There were several goals intended for this tour.  Potential buyers were able to experience the new “Green” home that is being built and located in the Falconhead subdivision. While we have dropped to a rank of 15th nationwide for a 12 month, year-over-year growth rate (1.5%), she appropriately points out that we are ranked 1st in terms of having lost the least number of jobs from our peak employment month of November 2008. The other markets have lost many more jobs so they have a much longer way to go to get back to their peak. Austin gained 11,400 jobs in the last 12 months and we only need to gain 16,700 jobs to be back to our November 2008 peak. </p>
<p>And Austin is ranked 3rd for the lowest unemployment rate in the nation!</p>

<p>Central Texas Economy in Perspective<br />

<p>The Austin metropolitan area added 11,400 jobs, or 1.5% in the 12 months ending in February according to Friday’s release of preliminary payroll jobs numbers by the Texas Workforce Commission and the U.S. Bureau of Labor Statistics. Similar to what we saw with last month’s data, this is somewhat more moderate year-over-year growth rate than had been seen in previous months. And like last month, we see another slip in Austin ’s standing—now at 15th—based on year-over-year job growth among large U.S. metros.</p>
<p>Since we know Austin went into the recession later, emerged earlier, and lost fewer jobs than most other major metros, it may be helpful to put this month’s performance ranking in perspective by also looking at where Austin and these metros are currently vis-à-vis peak pre-recession employment.</p>
<p>The graph above shows each of the 15 best performing metros based on February 2010 to February 2011 job growth and indicates the deficit that each metro has in February with respect to each metro’s pre-recession peak employment.  The official start of the national recession was Q4 of 2007 but individual metros peak employment occurs in different months. Austin ’s peak pre-recession employment occurred in November of 2008. For the metros in this table the timing of peak employment ranges from June 2007 to December 2008.</p>
<p>Texas 12-month change was 2.3% this month. This is the fourth month in a row of Austin ’s year-over-year growth lagging the state. Austin’s aggregate job gain for February of 11,400 or 1.5% compares to 54,100 or 2.7% for Dallas, 10,900 or 1.3% for Fort Worth, 50,700 or 2.0% for Houston, and 4,500 or 0.5%  for San Antonio. Nationally, 1,253,000 jobs (1.0%) were added over twelve months ending in February.</p>
<p>Jobs in February are up from January by 4,700 in the not seasonally adjusted series for Austin . However, the month-to-month change is slightly negative on a seasonally adjusted basis—by 0.1% or 700 jobs. On the seasonally adjusted basis, Texas jobs are up 0.2% in February. Nationally, seasonally adjusted employment shows a gain of 0.1%.</p>
<p>In Austin , two industries lost jobs and the remainder added jobs in the last 12 months. Construction lost 500 jobs or 1.3%, and financial activities lost 300 or 0.7%.</p>
<p>The most robust gainer in both numbers and rate of growth is education and health services with 3,700 new jobs, or 4.3%. The other sectors growing at above average rates include professional and business services (2,600 or 2.5%), and other services (1,100 or 3.3%).</p>
<p>The gain of 500 jobs in manufacturing offsets a loss of 500 jobs in construction and natural resources, making for a zero net change in goods-producing jobs. The net gain for private service-providing industries is 10,000 jobs (2.0%) over the last 12 months, while government has seen a gain of 1,400 jobs (0.8%).</p>
<p>We also now have February unemployment (and labor force and employment) numbers for Texas , local areas in Texas , and the U.S. However, the federal release of this data for all U.S. metros, that we sometimes do a ranking of, will not be available until Friday, April 6. In January, Austin had the third lowest rate of unemployment among the 50 largest metros.</p>
<p>Unemployment numbers for February show Austin ’s performance relative to the state and other major Texas metros being sustained. In February, Austin is at 6.9%, while the other major metros range from 7.5% in San Antonio to 8.4% in Houston . The rates are 8.2% in Dallas and 8.1% in Fort Worth . Austin ’s rate one year ago was 7.3%. The other major Texas metros’ rates are also below last February’s rate, except for Houston which has higher unemployment. The statewide rate is now 8.2%, compared to 8.4% last February. The February national rate at 8.9% is improved over last February’s 9.7%.</p>
<p>On a seasonally adjusted basis, Austin ’s February unemployment rate is 6.7%, down from 6.9% in January.  Texas ’ other major metros seasonally adjusted rates are each down by one or two points from January (ranging from 7.3% in San Antonio to 8.3% in Houston ). The state’s rate is 8.2%, below January’s 8.3%. The seasonally adjusted national rate is 8.9% in February, down from 9.0% in February. Seasonally adjusted unemployment rates for Texas metros are produced by the Federal Reserve Bank of Dallas.</p>
<p>With Austin ’s unemployment rate down over one year ago, the number unemployed has is also decreased.  In February 2010, Austin ’s unemployed was 66,066, and has diminished by 5.1% to 62,681. Civilian labor force (employed plus unemployed) increased by 6,464 or 0.7% in the last 12 months and persons employed increased by 9,849 or 1.2%.  Texas is showing growth of 1.1% in labor force and 1.3% in employed. Nationally, February civilian labor force is down by 0.4% but employed is above the level of a year ago by 0.6%.</p>
